Rental Terms and Conditions 



Payment Policy:
50% of total rental due upon booking ( must be received with 10 days of booking 
to hold reservation) .
Final 50% balance due on or before 45 days prior to arrival date.
Please make check payable to Eric Zimmer.

Security Deposit:
Held against any damage in terms of this agreement.
$500.00 Due with final payment: Refundable within 10 days of departure.
(pending any larger damages or repairs that may take longer to determine) 

Cancellation Policy:
$100.00 cancellation fee.
Full refund if cancelled within 60 days prior to arrival date,
minus cancellation fee.
50% refund if cancelled within 45 days prior to arrival date.
No refund if cancelled within 30 days prior to arrival date.
All cancellations must be made and received by e-mail or written letter and 
confirmed by booking agent, within the specified time above.
Non Refundable paid proceeds may be applied to future booking within
6 months upon availability.

Check - In / Check - Out:
Check in time - 3:00 pm / Check out time - 10:00 am.
Flexibility of times if there were no prior guest leaving or no other guests 
arriving the same day.
We appreciate your cooperation with these policies when houses need to be cleaned 
and ready for the next guest's arrival.

Property Equipment:
Orchid Breeze Villa is privately owned and has met basic inventory requirements.
All linens, towels, bedding, kitchen utensils and any interior and exterior
furnishings remain the property of the owners. 

Hold Owners Harmless Policy:
Guests agree to hold the owners free and harmless from any claim to liability for
for any loss or damages whatsoever arising from, or in connection with the occupancy
of rental, including but not limited to any claim or liability for personal injury or 
damages or loss of property which is made, incurred or sustained by guest party.

Occupancy: 
The rental occupancy is 1-4 adults with up to 6 adults or 4 adults 4 children.
$25.00 extra person fee per day over 4 adults, Children under 10 free.
Please consider all members of your group when making reservations, including 
children. In cases of unauthorized number of persons, the owner or representative
reserves the right to ask for immediate decrease in occupancy to continue the stay
or to have the property vacated with no refund of rent.

Violation of Conditions:
If guest and or persons within the guest party violates any of the conditions of this
agreement, owner/agents may terminate this agreement and enter the property upon
notice of termination of this agreement and shall be requested to vacate the property
immediately. Groups larger than stated without prior approval and payment will forteit
security deposit / and or be turned away.

Please Note:
Roatan is a developing island and is currently going through rapid growth. With this
growth there are many more products and services available than in the past. Also 
due to this growth, there are new developments and new construction projects going 
on at any given time and place. Neither the property owner or agent can be held 
responsible for construction noise that is beyond our control.No refunds for power outages.

Problems and Concerns:
Although every effort is made to maintain the property in good order, wear and tear
on a rental property is unavoidable. Please notify the management company as
soon as possible if a problem exists. Every effort will be made to rectify any problem 
in a timely manner. Please keep in mind that Roatan, like many small islands is
without ready access to many goods and services that are available in the United
States, Canada, and Europe.
4 Wheel drive needed for car access, or access by water taxi.
